Due to continued growth, new contracts and an extensive pipeline of work, one of Ireland’s Main Build Contractors have an exciting opportunity for a Quantity Surveyor to join the team and support the commercial delivery of bespoke joinery and façade packages in Longford. This role involves commercial management from contract award through to final account, working closely with design and operations teams on high-quality, design-led projects.
The position is primarily office-based in Longford, with coordination across live projects as required.
Responsibilities:
Commercial Management
- Manage project costs from contract award through to final account
- Monitor budgets, costs, and overall project performance
- Identify risks and support commercial recovery where required
Variations & Valuations
- Prepare, submit, and agree variations
- Assist in managing interim valuations and cash flow
- Maintain clear and accurate records to support entitlement
Subcontract Management
- Raise and agree subcontract packages
- Manage subcontractor payments, budgets, and final accounts
- Monitor subcontractor performance from a commercial perspective
Contract Administration
- Support and maintain the contractual position through clear communication
- Issue notices in a timely manner to address change, risk, and delay
Design & Coordination
- Work closely with design and operations teams
- Understand the impact of design development on cost and programme
Reporting
- Assist in the preparation of monthly cost/value reporting
- Track revenue, forecast cost to complete, and margin
Requirements
- Degree qualified in Quantity Surveying or similar
- 2-3 years’ experience (joinery, fit-out, façade, or main contractor)
- Good commercial awareness and communication skills
- Experience dealing with variations and design changes
- Ability to manage workload across multiple projects
Desirable
- Experience with bespoke or specialist packages
- Familiarity with platforms such as Procore, Viewpoint, CEMAR or similar
- Experience working with Irish / UK main contractors

- Timely submission of variations and valuations
- Variation recovery
- Budget vs actual cost and margin
- Cost-to-complete forecast accuracy
- Cash flow performance
- Progression of final accounts
