Commercial Manager required to join one of Ireland’s largest main contractors in Portugal to work on a large Data Centre project. Reporting to the Regional Commercial Manager, you will drive cost control, financial reporting, and commercial strategy while collaborating with internal teams and stakeholders.

 Responsibilities: 

• Lead and develop the commercial team to deliver high performance in a fast-paced construction environment.
• Implement robust cost control measures and accurate financial reporting.
• Prepare and present commercial updates, including monthly cost reports and cash flows.
• Oversee procurement planning to ensure projects meet budget, scope, and schedule requirements.
• Promote knowledge sharing from pre-construction through delivery to align teams on budgets and procurement.
• Build and maintain strong relationships with clients and the supply chain.
• Manage commercial documentation, risks, and opportunities throughout the project lifecycle.
• Conduct due diligence on subcontractors and standardize contract appointments.
• Ensure subcontract and purchase order documentation is complete and compliant.
• Manage valuation, certification, and cash collection in accordance with contractual obligations.

 Requirements 

• Degree in Quantity Surveying or related discipline.
• 10+ years’ relevant experience in similar roles.
• Experience working on a Data Centre project would be beneficial.
• Proven leadership and commercial management skills.
• Excellent budgeting and financial forecasting skills.
• A proven working knowledge of current contract law.
• Experience working with main contractors; MEP and data centre experience advantageous.
• Knowledge of multiple procurement routes, including lump sum, remeasure, two-stage, and design-build.
• IT Skills – Microsoft Office and either Buildsoft or CostX
