A rapidly growing and highly regarded residential developer is seeking an experienced Commercial Manager to join their expanding team based in Kildare. This is an exciting opportunity to play a pivotal role in a dynamic company as it grows into new areas, taking on high-profile residential projects.
Key Responsibilities:
- Lead the commercial management of residential development projects, ensuring they are completed on time, within budget, and to the highest quality standards.
- Oversee and manage the commercial team, including quantity surveyors and procurement staff, providing guidance and leadership to drive project success.
- Prepare and manage project budgets, cost plans, and financial forecasts.
- Monitor project progress and make recommendations to improve performance, cost management, and efficiency.
- Conduct contract management, including negotiations, variations, and dispute resolution, ensuring compliance with all contractual obligations.
- Manage relationships with clients, contractors, and suppliers to ensure successful project delivery.
- Provide regular reports to senior management on the financial health of projects and overall performance.
- Implement best practices for risk management, ensuring all potential issues are identified and mitigated early.
Key Requirements:
- Degree in Quantity Surveying, Construction Management, or a related field.
- Extensive experience as a Commercial Manager within the residential development sector, with a proven track record of managing multiple projects simultaneously.
- Strong knowledge of construction contracts, cost management, and procurement processes.
- Exceptional leadership and communication skills with the ability to manage and motivate teams.
- Experience in negotiating and managing large-scale contracts and dealing with complex commercial issues.
- Strong problem-solving skills and a proactive approach to ensuring the success of projects.
